Possible VAT refund for a tourist accommodation property
Purchased a property and paid 19% VAT? If it is used for taxable short-term tourist accommodation business activity, you may be able to deduct the VAT paid on the purchase and obtain a refund, potentially up to the full amount paid, subject to eligibility. The ten years refer to an adjustment period: a change in property use during that period may require repayment of part of the VAT deducted — you do not need to wait ten years to claim the deduction. Eligibility depends, among other things, on VAT registration, documentation and actual use, and requires an individual assessment with a CPA in Cyprus. We are an active company duly registered with the Cypriot tax authorities for operating short-term rental properties, and a contract with a company approved for this purpose is a condition for starting to receive the refund.
